Ambrose Group Guide Explains What an Independent Real Estate Appraisal Covers

Oct 23, 2026

The Ambrose Group has published a guide to real estate appraisal services that explains how an appraisal differs from a broker opinion or online estimate, who needs one, what the process involves and what it typically costs.

Jersey Village, United States, October 23, 2026 /NewsNetwork/ -- The Ambrose Group, a Texas appraisal and property tax consulting firm, has published a guide to real estate appraisal services. The guide explains what an appraisal is, when owners and lenders need one, and how long the work takes. It is available on the company website at https://theambrosegroup.com/real-estate-appraisal-guide/.

The guide is signed by James Hamon, Vice President of Appraisal Services. Hamon has spent 21 years at the firm and holds a Certified General Real Estate Appraiser license.

The guide starts with a basic point. An appraisal is an independent opinion of value. It is not the same as a broker’s opinion of value, and it is not an online estimate. A broker’s opinion is often tied to a listing or a sale. An online estimate is built from public data and does not involve an inspection.

Hamon describes the appraiser’s role in plain terms. “I work for the truth of the number,” he writes. He adds that the appraiser does not work for either side of a deal.

That independence is the reason the guide gives for hiring an appraiser. It also warns owners about any firm that suggests a fee is linked to a certain result. “If a firm ever implies that, walk away,” Hamon writes.

The guide lists several groups that commonly need an appraisal. They include buyers and lenders, owners in a property tax appeal, parties in divorce, estate and other legal disputes, and owners whose land is being taken through eminent domain. In one divorce case, the appraisal came in about $60,000 below the appraisal district’s figure. The firm’s full range of appraisal work is listed at https://theambrosegroup.com/real-estate-appraiser/ on its website.

Cost and timing are covered as well. Citing published industry figures, the guide says a simple commercial appraisal commonly costs $2,000 to $4,000 and takes two to six weeks. Complex or litigation assignments cost more. A residential appraisal typically runs $300 to $600 and takes one to two weeks. Details on commercial assignments, including the property types the firm handles, are on the company site at https://theambrosegroup.com/commercial-real-estate-appraiser/.

The guide also explains the training behind the work. A Texas certified general license requires roughly 500 hours of coursework and testing. The MAI designation from the Appraisal Institute requires 4,500 hours of specialized experience over at least three years, plus advanced courses, a comprehensive exam and a peer-reviewed demonstration report. Appraisers are bound by the Uniform Standards of Professional Appraisal Practice, known as USPAP.

The guide arrives as the mortgage appraisal field goes through a major change. According to American Banker, the new Uniform Appraisal Dataset, UAD 3.6, becomes mandatory Nov. 2. Fannie Mae and Freddie Mac plan to collect more data under the new standard, and appraisal waivers are expected to increase. The same report, citing MtgeFi, says the number of mortgage appraisers fell from 55,000 in 2015 to 37,000 in 2025.

Commercial, legal and tax work still calls for a full appraisal, and the guide focuses on that kind of assignment. “Our reputation is independence, integrity, and credible analysis,” Hamon writes.

Russia to host 2030 world weightlifting champs in Olympic federation first

PARIS, France — Moscow was announced Sunday as host of the 2030 world weightlifting championships, the sport's governing body becoming the first Olympic federation to hand Russia global staging rights since 2022. No world championships in an Olympic sport, summer or winter, have been held in Russia since the start of the war against Ukraine. The 2025 world swimming champs, initially attributed to the Russian city of Kazan, were moved to Singapore. "Concerning the IWF (Senior) World Championships in 2029, it will be staged in Ahmedabad (India), and Moscow (Russia) will host the 2030 edition," the International Weightlifting Federation (IWF) said in a statement. IWF general secretary Jose Quinones added that "all the bids we received were excellent and we are sure that the championships in your respective countries will be a huge success". In a post on Telegram, Russian Weightlifting Federation president Aleksandr Vinokurov thanked the IWF "for their trust", with the 2030 world champs also serving as a qualifying event for the 2032 Olympic Games. "Russia has all the necessary experience and capabilities to host competitions of the highest level," he said. "Moscow has repeatedly staged major international sporting events and has modern infrastructure." The federation toasted its success in snagging the hosting rights. "The Russian Weightlifting Federation is the first Olympic sports federation to succeed in bringing a top-level official competition back to the country in many years," it said. The decision to name Moscow as the host is a ground-breaking one and comes in the wake of the International Olympic Committee (IOC) announcing a pathway for Russian athletes to compete in international competition. A state-sponsored doping program implemented, according to the World Anti-Doping Agency, at the 2014 Sochi Winter Olympic Games, and the assault on Ukraine launched by President Vladimir Putin in 2022 resulted in Russians competing in various guises at international competition, most recently as Individual Neutral Athletes. However, on July 7 Russia came in from the cold when the IOC eased restrictions on Russian athletes and opened a pathway for them to compete in qualifying events for the 2028 Los Angeles Olympics. A furious Ukraine filed an appeal to the Court of Arbitration for Sport (CAS) requesting that the IOC decision be annulled.
